Planning and Urban Design
Our planning and urban design team provides a wide-range of services, from conceptual land use plans to design guidelines to municipal submittals and approvals. We excel at providing integrated design and planning solutions that are market-driven and sustainable. Projects range from large-scale master planned communities and mixed-use spaces, to small in-fill tracts. Our staff utilizes the design expertise of the firm and a collaborative approach to maximize development opportunities for the client. Services include: strategic planning, master planning, functional space planning, land use studies and planning, facility evaluation, and program management.
Facility programming involves gaining an understanding of the way user-groups interact with the facility to promote the success of the client’s mission. Feasibility studies, cost analyses, needs assessments, and inquiries into related regulations are some of the activities involved in facility programming.
Our primary role is to listen, synthesize and offer opportunities to give shape to our clients’ needs; needs that have, many times, formed a basis but not the spark of identity to achieve presence. We serve our clients through listening, understanding and sharing their visions. From the earliest concepts of a project, we work hand-in-hand with our clients to ensure that the vision they desire is achieved. Our architects have helped define the cities in which our projects are built, from high-rise commercial and residential, to healthcare and education. Typical architectural services include concept development, project scheduling, CADD and 3-D modeling design, specifications, contract documentation, budget development/control, and materials and systems evaluation.
Services provided include space planning, bid analysis/recommendation, interior design, furnishings and accessories selection, artwork selection, contract negotiation, lighting design, installation coordination, concept development, graphic design, move coordination, inventory of existing furnishings, and signage systems.
Building Information Modeling (BIM)
In recent years, House+Partners has embraced Building Information Modeling (BIM). We have actively used Autodesk’s Revit Architecture on several projects and have a fully-certified Revit instructor on staff. The BIM process and software offers many benefits, including: increased productivity and elimination of duplicated efforts, improved coordination and communication across the project team; the ability to identify and resolve design issues at a much earlier stage in a project’s development, before they can result in potentially costly change orders; higher quality, more complete construction documents and better documentation; the ability to model and evaluate sustainable building design alternatives during design and predict performance prior to construction.
House+Partners provides construction administration services to our clients, from project concept to completion. Our team utilizes their years of expertise and knowledge of local conditions to provide an extensive range of pre-construction and construction-related services and solutions for projects of varying scope, budget, schedule, and complexity. Services offered include bid evaluation / recommendation, record drawing documentation, on-site observation, contract negotiation, agency review coordination, construction management, commissioning, shop drawing review, and post occupancy evaluation.
LEED / Sustainability
Sustainable Design = Responsible Design. Part of creating great places in the communities where we work, live and play is being committed to creating healthier indoor environments, conserving resources, meeting budgets and lowering operating costs for our clients. We apply sustainable design principles to our projects, and have extensive experience with designing projects to achieve LEED certification. Our LEED AP team members have been active in the US Green Building Council (USGBC) and continue to refine their expertise in green building and sustainable design and construction methods.
